Model should be ready to use on openting the files. Materials should load the Maps if the Texture folder is unpacked and placed in the same location als the *.blend file.
In case you have to relink the maps manually it should be mentioned that blender for some reason can reset the color space to sRGB. In this case, you have to set the normal, roughness and metallness maps to Linear and only the Base Color to sRGB.
